John brings over 15 years of multifamily property management experience to his role at Russo. As Vice President of Operations, John oversees the day-to-day operations and standard operating procedures of RPM’s stabilized assets and lease-up properties, including financial reporting, enforcement of policies and procedures, hiring, leasing efforts, supervision of onsite operations and maintenance teams, and vendor relationships. John’s prior experience as a Regional Manager makes him well-positioned to lead onsite teams and support operational efforts and initiatives across RPM communities. Before joining Russo Property Management, John worked at Roseland, a Mack-Cali Company, Greystar, and Kettler. He graduated from Rutgers University with a bachelor’s degree in communications. In his spare time, John enjoys exploring new restaurants and cheering on his favorite Philadelphia sports teams.

The Challenge: Limited Parking, Too Much Oversight
Russo Property Management designs, builds, and manages apartment communities throughout New Jersey. At Vermella Woodbridge, the team was working to manage a limited visitor parking inventory with a process that required significant oversight from property staff.
It was also difficult to quickly identify residents or visitors who were repeatedly using visitor spaces. Russo needed multifamily visitor parking management that could make registration easier while giving property managers better visibility into parking activity.
Starting With Vermella Woodbridge
Russo implemented ParkStash at Vermella Woodbridge approximately three years ago. Visitors could register their vehicles using instructions displayed on property signage, while the management team could oversee parking activity through ParkStash.
The rollout gave the onsite team a more intuitive visitor-registration process supported by digital parking permits rather than a process demanding constant manual attention.

Finding Parking Abuse Without Digging Through Logs
The benefits extended beyond registration. ParkStash reporting gave Russo greater visibility into how visitor spaces were being used, including vehicles that appeared frequently in visitor parking.
Instead of reviewing days, weeks, or months of records to find those patterns, the team could surface frequent vehicles more quickly with parking analytics and reporting, the ParkStash Enforcer App, and mobile LPR. That meant less time investigating activity and more actionable information when intervention was needed.
We're able to see those quickly without having to review months, weeks and days of visitor parking logs.
