How Vermella Union streamlined multifamily visitor parking

ParkStash replaced manual parking work with QR self-registration, property-configured visitor hours, clearer enforcement visibility, and a responsive partnership.

Vermella Union is a multifamily community in Union, New Jersey, where Senior Property Manager Jerry Moore oversees a parking operation that has to work for residents, visitors, security, and the onsite team.

Before ParkStash, parking administration meant Excel logs, paper or window passes, returns that went missing, and manual follow-up. A Vermella/ParkStash QR sign now gives visitors a quick self-registration flow, while the property keeps visibility into registrations, violations, and parking activity.

The Challenge: Paper Passes and Manual Logs

Before ParkStash, Jerry says previous properties used Excel logs and small window passes that staff handed out. Passes could go unreturned or get lost, which meant recreating the process and finding a way to charge for missing items.

The work was difficult to fit around everything else a property manager has to handle. Parking administration became a lengthy use of time instead of a straightforward service for residents and visitors.

At previous properties where we had to keep like some sort of log Excel sheet or ... you would buy these little like window things, so that we could hand out. And it became hard to manage.

The Approach: QR Registration With a Property-Configured Allowance

At Vermella Union, visitors start with the property's Vermella/ParkStash sign and its QR code. The QR code visitor registration flow replaces a paper handoff with a quick registration process that residents and visitors can complete themselves.

The property's current configuration provides 72 free visitor hours per month. Once that property-level allowance runs out, charges apply; this is Vermella Union's setup, not a universal ParkStash offer.

Now it's very simple. We have our beautiful Vermella/ParkStash sign with the QR code. It's self-explanatory.

The Outcome: Less Manual Work for Residents and Staff

Self-registration means residents and visitors do not have to turn a parking request into an office visit. The property can keep the rules and visitor record in one digital workflow while the onsite team spends less time assigning spaces and distributing passes.

That simpler process returns time on both sides of the interaction. Jerry describes the result as less manpower spent on parking without losing visibility into who is using the spaces.

They save time, we save time, and we move on. It took a lot of that manpower out of it.

Enforcement: A Current View of Authorized Vehicles

ParkStash gives the onsite team a portal view of registrations and who is using visitor parking. Jerry says the digital record makes violations easier to handle because the property can see the authorization context instead of relying on a paper pass or a separate log.

That record can connect to mobile LPR checks in the field and parking citation management when follow-up is needed. The result is a more usable enforcement trail for the property team.

Since ParkStash, ... that self-service system that they're logging into a portal, seeing who's there ... it took a lot of that manpower out of it.

Analytics and Reporting Without Rebuilding the Story

The same digital records create a clearer operational view of visitor activity, usage patterns, violations, and parking outcomes. Analytics and reporting help the team review that activity over time instead of reconstructing it from paper passes and spreadsheets.

For Vermella Union, visibility supports practical decisions: identify what is happening in the visitor inventory, understand when a violation needs attention, and review the operation with more context than a stack of returned or missing passes could provide.

A Responsive Partnership With Sameer

Jerry's experience with ParkStash is also a story about the working relationship behind the software. When a bottleneck or property-specific challenge comes up, he can bring it directly to Sameer and talk through what needs to change.

Jerry says he may expect to wait a day or two, only to find that Sameer has already responded before he can get back to his computer. That responsiveness, plus the willingness to pivot, adjust, and use resident feedback, helps the partnership keep pace with a complex property operation.

So if I'm connected with someone as efficient as you, it makes a better version of the property, and we're able to respond to things quickly.

An Unexpected Benefit: Property-Configured Visitor Parking Income

The goal at Vermella Union was parking management, not a revenue target. With the property's 72 free visitor hours per month followed by charges, QR code parking payment makes the applicable rule clear when a visitor uses more than the configured allowance.

Jerry calls the resulting income an unexpected benefit: money he did not budget for but can show to ownership. For Vermella Union, the value starts with a simpler parking operation; extra income is an additional benefit of the property's chosen visitor-parking configuration.

At the end of the day, we look at the NOI like, "Oh, wow, this is how much we generated?" I didn't budget for it, but now it's extra income that I can show off to ownership.

Jerry's Recommendation: Do Not Go Back to Paper Passes

After working with ParkStash across properties, Jerry sees self-service parking as a practical standard for communities that offer visitor parking. His recommendation is grounded in the time saved, the simpler resident experience, and the ability to connect registration with enforcement and reporting.

He puts the contrast plainly: the old process belongs to the dark ages, while ParkStash is the tool he wants to bring with him when he takes on a property.

I do not wanna go back to the dark ages of manually assigning parking spots and giving out paper passes. No, I can't do that. ParkStash has been clutch for me.

Fast feedback keeps the operation moving.

Jerry describes bringing bottlenecks and property-specific challenges to Sameer, seeing ParkStash pivot and adjust, and often finding changes in place before the day is over. That direct loop helps Vermella Union respond quickly without treating the platform as a fixed process.

You've been an awesome partner in this process. Every bottleneck we've come across or challenges that we face with it, I've been able to bring to you. You've been able to pivot, adjust.
